Your home inspector will check the roof, the wiring, the plumbing, and the AC. Here's what the standard inspection doesn't do: tell you what's in the air your family is about to breathe.

Paint covers walls. Dust keeps records.

Sellers prepare houses for sale — and fresh paint and a deep clean can make a moisture problem disappear from view without making it go away. Household dust is harder to fool. An ERMI test reads the DNA of 36 mold species in that dust, revealing the home's mold history even after the cosmetic reset. It's the closest thing a buyer has to a lie detector for a house.
